With the experience of delayed home delivery. 🏡
We bought a house late in the year.
- Check the house, Dec. 12.
- Transfer of the house, Dec. 19.
- The project will solve the Deflect within two weeks.
- But wait till mid-month, it's not done.
- The project has credentials to complete the work and deliver the house within 45 days.
- So we started working to check the house around two.
- Turns out the house was checked around two. The home inspection company asked why the house looked more messy.
- And tracking the work, solving the house was delayed.
- So we decided to make a complaint to the headquarters, write it as a book, sort our timeline and demands, and complete the deadline.
Finally, we have 2 room rental compensation for 2 months, a total of 28,000, and the project has to pay us a third round of house examination, plus a structure guarantee from 1 year to 1 year and a half, and deliver the house on May 30. 🤣
I can tell you... it's a very exhausting experience, the deep problem is that the project contractor is irresponsible, I'll quote the new year, I'll quote this, so the job doesn't walk, which is almost half a year before the end of the house. 🥹

หลังจากที่ได้ผ่านประสบการณ์ส่งมอบบ้านล่าช้าจริง ๆ ผมเข้าใจถึงความท้าทายที่ผู้ซื้อบ้านหลายคนต้องเจอ นอกจากการรอคอยที่ไม่แน่นอนจนกระทั่งถึงเกือบครึ่งปีแล้ว ยังมีความกังวลใจในเรื่องคุณภาพงาน แถมงานแก้ไข Defect ที่โครงการให้สัญญาว่าจะเสร็จภายใน 2 สัปดาห์กลับยืดเยื้อเป็นเดือน ๆ ซึ่งสร้างความเหนื่อยใจไม่น้อยสำหรับเรา สิ่งที่ผมเรียนรู้จากประสบการณ์นี้ คือการมีความรู้ความเข้าใจในกระบวนการตรวจบ้านและมีการวางแผนติดตามผลอย่างรัดกุมเป็นสิ่งสำคัญมาก การจดบันทึกไทม์ไลน์อย่างละเอียด และมีหนังสือร้องเรียนอย่างเป็นทางการช่วยเสริมความน่าเชื่อถือและเกิดความจริงจังในการแก้ไขปัญหาอย่างรวดเร็วขึ้น นอกจากนี้ การตรวจบ้านจากบริษัทตรวจบ้านอิสระรอบที่สองช่วยให้เราเห็นภาพรวมเกี่ยวกับปัญหาของบ้านได้ชัดเจนขึ้น ถึงแม้ว่าผลการตรวจครั้งนั้นจะทำให้รู้สึกว่าบ้านกลับเละกว่าเดิม แต่เป็นข้อมูลที่ทำให้เราตFollow up งานแก้ไขอย่างมีประสิทธิภาพมากขึ้น สิ่งสำคัญอีกอย่างคือการเจรจาขอค่าชดเชยเช่าที่อยู่อาศัยชั่วคราวและการขยายเวลารับประกันโครงสร้างบ้าน ซึ่งเป็นตัวช่วยเยียวยาใจในช่วงเวลาที่ยากลำบากนี้ ในฐานะผู้ซื้อบ้านคนหนึ่ง ผมอยากแนะนำให้ผู้ที่กำลังจะซื้อบ้านใหม่ไม่ควรละเลยการตรวจบ้านอย่างละเอียด ทั้งก่อนและหลังโอน เพื่อป้องกันปัญหาที่อาจเกิดขึ้นหลังจากรับมอบ และหากพบปัญหาอย่ากลัวที่จะเรียกร้องสิทธิ์ของตนเอง อย่าปล่อยให้ความล่าช้าหรือข้อบกพร่องไม่ได้รับการแก้ไขอย่างจริงจัง เพราะบ้านคือการลงทุนระยะยาวและเป็นที่อยู่อาศัยที่สำคัญของครอบครัว ซึ่งคุณควรได้รับสิ่งที่ดีที่สุด หวังว่าประสบการณ์และข้อคิดจากเรื่องนี้จะเป็นประโยชน์แก่ผู้ที่กำลังเตรียมซื้อบ้านหรือแม้แต่ผู้ที่กำลังเจอปัญหาบ้านล่าช้าเช่นกันครับ
