✨Before & After ✨ full house remodel tour
This cozy 800 sq. ft. home was a labor of love for my husband and me, and we’re thrilled to have transformed it and SOLD IT in just three weeks! Though small, the house now feels incredibly spacious thanks to thoughtful design and bright, open spaces. We created a brand-new living room where there wasn’t one before, completely replaced the outdated kitchen and bathroom, and repaired the damaged, broken joists to ensure a solid foundation. Every detail was chosen to make this home inviting, functional, and full of charm—and we couldn’t be more proud of the result!

Having just completed our 800 sq. ft. house flip – truly a labor of love – I've learned so much about maximizing potential in smaller or older homes. Our goal was to create a spacious, inviting feel, and I believe many of the principles we applied can inspire anyone looking to refresh an older mobile home interior, a single wide trailer, or even give a single story ranch house a much-needed modern update. This isn't just about cosmetic fixes; it's about smart design and tackling hidden issues head-on. One of our biggest transformations was creating a living room where there wasn't one. For many older homes, especially single story ranch designs or even mobile homes, the original layouts can feel compartmentalized. We knocked down non-load-bearing walls where possible to open up the main living areas. This instantly made our 800 sq ft feel far larger. Consider how you can redefine zones without adding square footage. For a ranch house, this might mean opening the kitchen to the dining area or creating a better flow to the backyard. Even for a split level house entryway, thoughtful placement of furniture or removal of a half-wall can make a world of difference in perceived space and light. Outdated kitchens and bathrooms are common in 1980s mobile home interiors and older single wide trailers. These are often the first things buyers notice and offer the best return on investment. For our flip, we chose neutral, bright materials – white shaker cabinets, simple subway tile, and light-colored flooring. This keeps the space feeling fresh and appeals to a wider audience. Don't underestimate the power of good lighting – recessed lights and modern fixtures can dramatically improve the feel of these crucial rooms, making them seem more luxurious and spacious than they actually are. Beyond the aesthetics of a full house remodel, it's vital to address underlying structural concerns. We discovered damaged joists, which we repaired to ensure a solid foundation. This is especially critical in older properties, including mobile homes or trailers, where structural issues can be common. Always budget for the unexpected; a thorough inspection before you start can save you headaches and money down the line. Ensuring the home is structurally sound adds immense value and peace of mind, contributing to a quick sale like our three-week turnaround! While our home wasn't a split-level, the principle of a welcoming entryway is universal. For a split level house entryway, which can sometimes feel awkward or cramped, focus on decluttering, good lighting, and a clear path. A small console table, a mirror to reflect light, and a durable, attractive rug can define the space. Even in a small mobile home, a designated 'drop zone' for keys and shoes can make the entrance feel organized and inviting, setting a positive tone for the rest of the SMALL FLIP HOUSE TOUR. Our 800 sq ft flip sold in three weeks, largely because we focused on broad appeal and perceived value. We selected durable, low-maintenance materials and a cohesive, bright design theme throughout. Prioritize updates that have the biggest impact: fresh paint, updated flooring, and modern fixtures. These create a clean slate for new buyers and make the property feel move-in ready, making your small flip house tour an absolute hit!
