Who says renting a house is easy just to pay? As Thai people together, we need to know the loophole and the negotiation to save our own interests! Before signing the next contract, check out these 4 things. 👇
1. "Out of contract" charges must be checked out! 🧾
Don't just look at the rent! Ask clearly who pays the annual central fee, the water bill, the electricity bill, the corporate rating or the electricity / plumbing rating (if it is a traditional rating, it can be 2-3 times more expensive!), and importantly: the fine for cancelling the contract early must be specified clearly.
2. The scope of "maintenance" must be specified in the contract. 🔧
It's not just a broken air conditioner to call the owner! A fussy story like a broken light bulb, a leaky faucet, or a loose doorknob. Who's responsible? A good contract must state that "property is worn by the lifetime, the owner is responsible" to prevent repairs that should not be paid.
3. Take a picture / video. "Before moving in" is the most important evidence. 📸
Take every nook and cracks! Small cracks, scratches on the floor, taken as evidence to confirm the original condition of the house, preventing all insurance deductions when moving out, with the damage present.
4. Conditions "Request for a refund" (when?) 💸
The general contract should indicate that the owner must refund the insurance within 30 days after moving out and checking the condition of the property. Do not let the owner pull the matter without a clear deadline!
