“I waited for prices to drop… and paid more.”

AsiaOne recently shared this story and honestly, it’s a fear I hear a lot when talking to buyers. The worry of moving too early, versus the regret of waiting too long.

From my experience, waiting without direction can backfire. Prices in some segments have steadily risen, and those who hold back sometimes end up with higher entry costs later.

But to be fair, not everyone who waits loses out. Different parts of the market move differently:

• CCR vs OCR

• Freehold vs leasehold

• New launches vs resale

I’ve seen cases where waiting through oversupply years or after cooling measures actually gave buyers a better entry point.

So my 2 cents? The real lesson isn’t that “waiting is bad.” It’s that waiting without being clear on:

• Your budget and comfort zone

• Whether you’re buying for own stay, upgrading, or investment

• What your exit plan looks like (rental, resale, or timeline)

Without that, waiting often just turns into hesitation and that’s where regret creeps in.

The smarter move is to line up your purchase with your lifestyle needs (space, location, family plans) and your financial capacity (how comfortable you are holding long-term). That way, you’re not reacting to headlines you’re making the move when it makes sense for you.

Property isn’t one-size-fits-all. The best time to buy isn’t about “catching the bottom,” it’s about when it fits both your life and your finances. That’s how you buy with confidence.
