The Condo Upgrade Myth That Cost One Buyer $516K
Everyone talks about upgrading from HDB to condo like it's always a win.
This week's data says otherwise.
URA just released Q1 2026 flash estimates:
→ Private home prices: +0.3% (technically rising)
→ Transaction volume: -40% (buyers are disappearing)
And in Tanjong Pagar, a condo unit just sold at a loss of $516,000.
Not a rental shortfall. Not renovation costs eating into returns. The actual selling price was $516K below what the owner paid.
The myth I keep hearing: "Condo always beats HDB in the long run."
The reality: Condo can and does lose money — when the decision was made on feelings, not fundamentals.
Here's what the data is actually telling us right now:
Volume down 40% doesn't mean the market is crashing. It means fewer buyers are competing for the same units. If you're a buyer with patience and a clear brief, this is your window to negotiate — not to panic.
But "negotiating" means buying the right unit at the right price. Not jumping in because prices nudged 0.3% upward.
Before you upgrade from HDB to condo, answer these 3 questions:
1. What did comparable units in that development sell for in the last 6 months?
2. Can you hold this property for 7–10 years if the market softens further?
3. Do you have a real exit plan, or are you counting on prices "just going up"?
The family that lost $516K in Tanjong Pagar didn't wake up planning to lose money. The mistake was made the day they bought — with incomplete data and an unclear timeline.
Your upgrade should move you forward. Make sure the numbers agree.
