🚫 2201 Pennsylvania Ave: An Absolute NO 🚫

Welcome back to another JASTINATIONS Luxury Apartment Tour! Today’s stop was 2201 Pennsylvania Avenue in Philly’s Fairmount/Art Museum District — a prime address surrounded by Kelly Drive, the Philadelphia Museum of Art, and all the energy of Center City. The neighborhood? Absolute perfection. The apartment? A hard NO.

Here’s why ⬇️

✔️ Unit 1204B (2 bed, 2 bath) looked decent on paper but fell flat in person. The bedrooms were shaped so awkwardly it’s hard to imagine furniture even fitting. Ceilings felt low, and instead of floor-to-ceiling windows, I got tiny box windows that barely gave any natural light. The kitchen was the one highlight, but the floor wasn’t even finished. And the living room had no island or flow for entertaining.

✔️ The Rooftop required climbing stairs — only to find what felt more like a smoking section than a deck. And honestly? The private porch off the living room was bigger and better.

✔️ The Gym + Game Room were combined in the basement with no separation, no windows, and no ventilation. It was hot, humid, and the gym bathroom didn’t even have a shower. Not what you expect at this price point.

✔️ Laundry — yes, the unit had its own washer/dryer, but the building still runs a paid, self-service laundry room for tenants. Paying $2,000+ a month and still paying for laundry? Absolutely insane.

✨ Final Thoughts:

This building thrives on its location but fails everywhere else. No pool, no true luxury amenities, and a design that doesn’t live up to the rent they’re charging. For me, it’s an easy pass.

Alternatives in the area might offer better layouts, fully finished interiors, and enhanced amenities like pools or modern lounges. When touring apartments such as 2201 Pennsylvania Avenue, consider factors beyond just proximity to landmarks—evaluate practical layout, lighting, noise, and the true value provided by amenities against the rent charged.
