However, it's important to realize that SERS opportunities are very rare and not something most estates will receive. On the other hand, the Voluntary Early Redevelopment Scheme (VERS) is designed for flats reaching around 70 years of age and beyond. Unlike SERS, VERS is voluntary, meaning residents must vote on whether to proceed. Compensation here is based on the remaining lease value, and there is no guarantee of receiving a new flat. Starting from the 2030s, more estates might become eligible for VERS, making it a more common option for many HDB owners. Lease decay drastically affects resale value, CPF usage, and even bank loans, so it's crucial to understand your flat's lease status and the housing options available ahead. Don't rely on the rare 'SERS jackpot'—instead, start planning early for your family's future housing needs, whether that means budgeting for possible VERS payouts or exploring other housing alternatives. From my experience, staying informed about these schemes and understanding the difference between SERS and VERS can help alleviate stress and make you better prepared for when your HDB lease eventually runs out.
