One condo gained 40%, while others only 5%
Best Location ≠ Best Property Returns?
Most people think the best location gives the best property returns.
But these 3 Singapore condos tell a very different story.
1 gained close to 40%.
The other 2 gained only about 5%–15%.
Let’s look at what happened.
Based on resale transactions since launch, the difference is quite interesting.
First, Midtown Bay.
Launch price: about $2,800–$3,000 psf in 2019.
Recent resale transactions are roughly around $3,200 psf.
That’s about 10%–15% growth, or roughly ~2% per year.
The location is excellent — right in Bugis and part of the Guoco Midtown mixed-use development.
But the launch price was already very high.
Next, The Landmark.
Launch price: about $2,200–$2,400 psf in 2020.
Recent resale prices are around $2,400–$2,500 psf.
That’s about 5%–10% growth, roughly ~1–2% per year.
Here the issue is slightly different.
The location is less established compared with other CCR neighbourhoods like River Valley or Orchard, but the launch price was still quite aggressive.
Now here’s the interesting one.
An OCR project launched in 2019.
Launch price: about $1,300 psf.
Recent resale transactions are around $1,750–$1,800 psf.
That’s roughly 35%–40% growth, or about ~5% per year.
When this project first launched, a common concern was the supply was too big.
But the developer priced the project very sensibly.
So buyers actually captured the upside.
This shows something interesting about property investment.
Buying property in the best location does NOT always give the best returns.
Sometimes entry price matters more.

In vibrant districts, 4-room flats often have the highest application success rates; however, buyers should evaluate whether the premium paid at launch is justified by future price appreciation. Additionally, factors like neighborhood amenities, proximity to transit, future urban development plans, and supply levels significantly influence property appreciation. A high application success rate in prime locations may reflect desirability but doesn't guarantee superior financial returns. Ultimately, my advice for buyers is to blend personal housing needs with investment perspective—consider both the demand reflected by application rates and the entry price’s impact on potential gains. This balanced approach can help you make informed decisions rather than relying solely on prime location prestige.
