Think all HDB resale flats in Singapore are too expensive now?

Not exactly.

Yes, million-dollar flats are getting attention. But there are still bargains if buyers know where to look.

Take Choa Chu Kang. Last year, the highest 5-room resale was about $815,000, and the highest 4-room was about $690,000. That tells you it’s still one of the more affordable towns for family-sized flats.

Then look at Woodlands. Some of the cheapest resale deals were there:

$433,800 for a 5-room,

$318,000 for a 4-room,

and $285,000 for a 3-room flat.

But here’s the catch.

Cheap flats usually come with a trade-off.

Older flat, shorter lease, or further from the MRT.

And that’s the real lesson for buyers:

don’t just ask where the cheapest town is.

Ask what compromise you’re willing to accept.

Because even in Queenstown, a more expensive area, there were still 4-room flats selling from around $400,000 to $485,000.

So yes, affordable HDB deals still exist.

But the bargain is usually hidden in the trade-off.
