Will Singapore property prices stay expensive?

Everyone keeps asking me…

“Will Singapore property prices drop?”

But I think they’re asking the wrong question.

Because Singapore property isn’t just driven by Singapore anymore.

It’s also driven by what’s happening around the world.

When global uncertainty increases…

whether it’s geopolitical tensions, economic uncertainty, or volatile financial markets…

wealth starts looking for somewhere safe.

And Singapore has become one of those places.

Just look at today’s Business Times.

Luxury home sales above $5 million increased almost 25% in the first half of this year.

What’s interesting is this.

The demand isn’t mainly coming from speculative foreign investors.

It’s increasingly coming from new Singapore citizens and Permanent Residents, together with local affluent buyers.

That tells us something important.

Money isn’t simply chasing the highest returns.

Sometimes, it’s chasing stability.

This doesn’t mean every property will automatically go up.

Far from it.

We’ve already seen that some parts of the market are slowing while others remain resilient.

The property market is no longer moving as one.

But here’s the bigger lesson.

When the world becomes more uncertain…

Singapore doesn’t just export goods and services.

It also imports confidence.

And that confidence eventually finds its way into assets like real estate.

That’s why if you’re buying property today…

don’t just ask,

“Will prices go up?”

Ask instead,

“Will people still want to own this property ten years from now?”

I think that’s the more important question.
