I realised we’ve been asking the wrong question.

Instead of asking,

“Who would spend one million dollars on an HDB?”

Ask this instead:

“Who are the people buying them?”

Turns out, there are three very different buyer groups.

The first…

Young families in their 30s and 40s.

Some are buying their first home.

Others are upgrading from a smaller HDB because they need more space.

The second group…

People in their 40s with stronger incomes after years of career progression.

They’ve built up CPF savings and have greater purchasing power.

The third group is probably the most surprising.

Retirees.

Many sold their private property and chose to buy a million-dollar HDB as a replacement home, while unlocking cash for retirement.

And here’s another interesting statistic.

Nearly 70% of buyers didn’t even pay Cash Over Valuation.

That suggests many of these prices were supported by HDB valuations, instead of buyers wildly overpaying.

So million-dollar HDBs aren’t just expensive homes.

They’re solving very different housing needs.

That’s why demand is still there.
