People keep saying young Singaporeans don’t want to buy homes anymore.

🚨 People keep saying young Singaporeans don’t want to buy homes anymore.

But I think that’s the wrong conclusion.

The real question isn’t whether they’ll buy.

It’s when they’ll be able to buy.

A recent article found that more young Singaporeans are delaying homeownership.

Not because they don’t want a home.

But because today’s entry costs are much higher.

Yes, some buyers receive financial support from their parents.

That allows them to enter the market much earlier.

But if you’re buying on your own, it’s a different story.

You need more time to save for the down payment.

More time to build up your CPF.

And often, more time for your income to grow before you can comfortably afford your first home.

Now here’s why this matters.

Because of ABSD, most buyers of new launch condos today are Singaporeans.

So if more Singaporeans are buying later, that could gradually change the market.

Developers may have to build homes that local buyers can actually afford.

Think more efficient layouts…

Better value…

And projects that appeal to HDB upgraders and genuine owner-occupiers.

Does this mean property prices will fall?

Not necessarily.

Demand isn’t disappearing.

It’s simply being pushed further into the future.

And as long as Singaporeans remain the main buyers of new launches, when they’re financially ready to buy could become one of the biggest drivers of Singapore’s property market.

What do you think? Will the average age of first-time homebuyers keep rising?

... Read moreFrom my experience observing Singapore's real estate trends, it's clear that the rising entry costs are a major hurdle for many young buyers—not a lack of interest. Many in their late 20s and early 30s express a strong desire for homeownership but are finding it necessary to postpone their purchase to accumulate sufficient savings for down payments and to build their CPF balances. Financial support from parents undeniably makes a difference, allowing some young adults to enter the property market sooner. However, those without that support often need more time to stabilize their finances and increase their income. This delay isn't about losing faith in owning property—it's about affordability and preparedness. Additionally, this shift in the timing of home purchases could encourage developers to rethink unit designs and pricing strategies. The focus may move toward offering more efficient layouts and better value properties that resonate with HDB upgraders and genuine owner-occupiers rather than investors. This can lead to a more inclusive market that better accommodates the financial realities of young Singaporeans. Interestingly, while the demand for homes remains steady, it's being deferred. This postponement could have broader implications, such as influencing the overall market dynamics and developer strategies. It also highlights the critical role of policies like ABSD in shaping buyer behavior. Sharing my own experience and conversations with peers, the sentiment is strong: young Singaporeans want to buy homes; they are just mindful of entering the market too early without financial readiness. Patience and strategic planning are key to securing a home that fits both lifestyle and budget. This trend might well continue, shaping the future landscape of Singapore’s property market.

Why Moving Out Isn’t That Simple in SG
I used to feel paiseh telling people I still lived with my parents at 30. Then I realised it’s not about being lazy or dependent. It’s about math, policy, and priorities that don’t reflect how we actually live today. Singles in Singapore are in a weird limbo. Too young to buy. Too old to be tol
