หลายคนถามเข้ามาเรื่อง “ยกพื้นบ้านให้สูงขึ้น ราคา” และต้องเตรียมอะไรบ้าง เลยขอเสริมจากประสบการณ์หน้างานของบ้านที่ทำบนที่ดินต่ำติดแหล่งน้ำ (ดินเหนียว) ค่ะ เผื่อเป็นเช็กลิสต์ก่อนตัดสินใจทำฐานยกพื้นแบบก่ออิฐบล็อกล้อม + ถมหินคลุก 1) ประเมินความสูงที่จะยกพื้นก่อน หลักๆ ให้ดูระดับถนน หน้าฝน น้ำเคยขึ้นถึงไหน และอยากให้พื้นบ้านสูงกว่า “ระดับน้ำสูงสุด” เผื่อไว้อีกหน่อย พื้นยิ่งสูง โครงสร้างและวัสดุยิ่งเพิ่ม แต่ข้อดีคือช่วยลดความเสี่ยงน้ำท่วมและความชื้นใต้บ้านได้เยอะมาก 2) ทำไมหลายคนเลือก “ถมหินคลุก” แทนทราย หินคลุกเป็นวัสดุที่เวลารับน้ำแล้วแน่นขึ้น ยิ่งฝนตกแช่ยิ่งอัดตัวดี โอกาสทรุดน้อย เหมาะกับพื้นที่ชื้น/ใกล้สระ และราคามักถูกกว่าทรายด้วย (งบรวมเลยคุมง่าย) เคล็ดลับคือถมเป็นชั้นๆ แล้วเกลี่ย/บดอัดให้แน่น ไม่เทกองทีเดียวหนาๆ จะอัดยาก 3) ขั้นตอนงานที่ควรถามช่างให้ชัด (กันงานหลุดสเปก) - ลงเสาให้ครบตำแหน่งก่อน แล้วค่อยก่ออิฐบล็อก “โอบรอบเสา” ทีละต้น - อัดปูนให้เต็มช่องอิฐบล็อกบริเวณรอบเสา เพื่อช่วยเสริมความแข็งแรงจุดรับน้ำหนัก - ก่อกำแพงอิฐบล็อกรอบพื้นที่ให้ได้ระดับความสูงตามแบบ (เช่นประมาณ 80 ซม. หรือมากกว่านั้นตามต้องการ) - ถมหินคลุกด้านในจนเต็ม แล้วปรับระดับให้พร้อมทำคาน/เทพื้นต่อ จุดนี้ในรูปหน้างานจะเห็นชัดเลยว่าเป็นกำแพงอิฐบล็อกล้อมรอบ มีเสาคอนกรีตตั้ง และมีคนงานกำลังเกลี่ยหินคลุกอยู่ด้านใน 4) เรื่องงบ “ยกพื้นบ้านให้สูงขึ้น ราคา” คิดจากอะไรบ้าง ราคามักไม่ได้มีตัวเลขตายตัว เพราะขึ้นกับ (1) ความสูงที่ยก (2) พื้นที่บ้านเป็นตารางเมตร (3) ระยะทางขนส่งวัสดุ (4) ชนิดวัสดุที่ใช้ (อิฐบล็อก/ปูน/หินคลุก/เหล็ก) และ (5) ค่าแรงในพื้นที่ ทริคประหยัดที่ใช้ได้จริงคือเช็กราคาอิฐบล็อกจากโรงงานในพื้นที่ใกล้สุด มักได้ราคาดีและบางเจ้าส่งฟรี ทำให้ต้นทุนลดลงเยอะ 5) คำถามยอดฮิต: แล้วยกพื้นแล้ว “โครงหลังคาเหล็กโมเดิร์น” เหมาะไหม? ถ้าบ้านยกพื้นสูง การเลือกโครงหลังคาเหล็กทรงโมเดิร์นช่วยให้โครงสร้างด้านบนเบากว่าบางระบบ และทำทรงหลังคาได้สวยเส้นตรง แต่ควรคุยกับช่างเรื่องกันสนิม/การทาสีรองพื้นกันสนิม การระบายน้ำฝน (รางน้ำ/ท่อระบาย) และการเผื่อช่องลมใต้หลังคา เพราะบ้านใกล้น้ำความชื้นสูงกว่าปกติ สรุปคือ วิธีทำฐานยกพื้นด้วยอิฐบล็อกล้อม + ถมหินคลุก เป็นทางเลือกที่เหมาะกับคนไม่อยากรอดินยุบเป็นปี เน้นคุมงบ และอยากได้พื้นแข็งแรงพร้อมเทงานต่อเลยค่ะ
