Pros & Cons of Joining A Real Estate Team

I joined a real estate team for my first year as a sales agent and here are my pros & cons based off my experience!

Pros:

1. Mentorship & Training: as being part of a team I received training on all the paperwork, showing houses, running open houses, and using a database. I also was able to receive mentorship and have someone to ask questions if I needed!

2. Help covering costs: At my office I got some of my marketing materials expenses covered like yard signage, business cards, any print materials, and had zero office rent.

3. Received leads: I did receive some leads from my office manager - most of them didn’t turn into sales, but a couple did!

Cons:

1. No individualization: I was very limited on doing any form of self branding - I had to use the offices logo and colors - also there was rules on what I could and couldn’t post on my social media.

2. Had to fill a sales quota - they were very strict on filling a certain sales amount which was very hard for me being a brand new agent that hadn’t made very many connections yet.

3. Commission is split: Not only do you have a commission split with your brokerage, you also will have a commission split with your team leader as well.

4. May have to take part in team events: there was many times I was forced to take part and take on the cost of certain events whether it really benefited me or not.

I think overall I’d say my experience being on a team was more negative than positive. I was hindered from building my own personal brand. There was a lot of undefined boundaries when it came to who was supposed to complete which tasks with clients. Also, I felt like I wasn’t learning the real estate education I really wanted to know. It was a lot more sales and business focused instead of being client focused.

One of the primary advantages is the mentorship and training provided by seasoned professionals, which can significantly enhance your skills and confidence in the early stages of your career. Teams often cover marketing expenses, such as business cards and signage, allowing you to focus your budget elsewhere, which can be particularly beneficial for those new to the industry. Additionally, teams frequently offer leads, which can help to jumpstart your sales funnel. However, the cons should not be overlooked. Working within a team often means limited personal branding opportunities. You may be required to use the team's branding, which can stifle your unique identity as an agent. Furthermore, many teams enforce strict sales quotas, which can be daunting for new agents not yet established in the market. The commission structure can also pose challenges; you might find your earnings diminished due to splits not just with the brokerage but also with a team leader. Lastly, mandatory participation in team events can place additional financial burdens on you as you navigate your new career. Evaluating whether the support and resources offered by a real estate team align with your professional goals is crucial for any prospective agent.
