8 DON’Ts when buying a home 🏠

All of these things can mess up your loan approval and could prevent you from closing on your house. I’m not saying you can’t do these things at all, but wait until after closing day!! 😊

... Read moreBuying a home is one of the most significant financial decisions many people will make in their lifetime. While focusing on what to do when purchasing a house is crucial, it’s equally important to understand what actions to avoid before closing. The following are eight critical DON’Ts for potential buyers. 1. **Don’t Apply for New Credit**: Opening a new line of credit, such as a credit card or loan, can negatively affect your credit score and alter your debt-to-income ratio just before closing. Lenders might reconsider your loan approval based on this change. 2. **Don’t Buy Furniture**: It can be tempting to furnish your new home before you even move in, but making large purchases on credit can again affect your credit profile and loan eligibility. 3. **Don’t Change Jobs**: Stability in employment is a vital aspect of securing and maintaining your mortgage approval. Changing jobs can introduce uncertainty about your income, which lenders may view negatively. 4. **Don’t Close Credit Card Accounts**: Even if you’ve paid off debts, closing accounts can lower your overall available credit, impacting your credit utilization ratio negatively. It’s best to keep these accounts open to maintain a healthy credit score. 5. **Don’t Miss Payments**: Be diligent about making timely payments leading up to your home closing. Late payments can lower your credit score and trigger red flags for your lender. 6. **Don’t Move Money Without Documentation**: Avoid transferring large sums of money between different accounts without records, which can create confusion about your financial stability. It’s crucial to keep clear documentation of your financial activities. 7. **Don’t Ignore Your Debt**: Keep an eye on any existing debts. Avoid accumulating new debts or missing payments while preparing for your home closing. 8. **Don’t Forget About Your Savings**: Maintain adequate savings. Lenders will often want to see proof of reserves, and a healthy savings account can reassure them that you’re financially capable of handling mortgage payments. Being informed and understanding these DON’Ts can help you navigate the complexities of the home buying process with confidence, ensuring that your path to homeownership is as smooth as possible.

For the love of God. Please don’t do any of these, well unless you are ok with delaying yours closing and having to provide more documents. If your closing is delayed because you chose to do one of these then that’s on you and you can’t be made at the mortgage company for anything. That is all.
