Cracks around the house, external cracks don't fix? When should they be fixed?

The moisture will push the color film out, causing the color to go down.

Causing an alkaline white stain on the wall that is difficult to solve.

• These materials need time to dry and set. If hit by rain wash before drying, the efficiency will be immediately reduced.

This gives building materials a high shrinkage stretch.
If there's already a crack left,

Could make that crack longer than ever.
ในประสบการณ์ของผมกับการดูแลบ้านที่มีรอยร้าวภายนอก สิ่งสำคัญที่พบคือ การตรวจสอบรอยร้าวตั้งแต่เริ่มเกิดขึ้นและไม่ปล่อยให้ลุกลามเป็นเรื่องที่ควรทำอย่างยิ่ง โดยเฉพาะอย่างยิ่งในช่วงก่อนเข้าฤดูฝน รอยร้าวที่เล็กน้อยอาจดูเหมือนไม่ใช่เรื่องใหญ่ในช่วงฤดูร้อน แต่เมื่อน้ำฝนเข้าสู่โครงสร้างบ้านผ่านช่องทางเหล่านี้ ความชื้นจะสะสมจนส่งผลเสียต่อสารกัดกร่อนภายใน เช่น เหล็กเสริมที่เป็นสนิมและเกิดการขยายตัว จนทำให้คอนกรีตแตกร้าวและล่อนออก นอกจากนี้ความชื้นยังทำให้เกิดปัญหาเชื้อรา สีบวมและลอก รวมถึงคราบเกลือที่ทำให้ผนังบ้านดูเก่าโทรมและซ่อมแซมยากขึ้น การเลือกใช้วัสดุอุดรอยร้าวอย่าง Polyurethane (PU) หรือ Acrylic Sealant นั้นจำเป็นต้องทำในช่วงที่ผิวคอนกรีตแห้งสนิทเท่านั้น เพราะวัสดุเหล่านี้ต้องการการยึดเกาะที่ดีเพื่อประสิทธิภาพสูงสุด ถ้าทำการซ่อมในหน้าฝนที่มีความชื้นสูง วัสดุจะไม่ยึดเกาะดีและหลุดร่อนออกมาได้ง่าย ซึ่งในทางปฏิบัติ ผมพบว่าหลายบ้านที่เลือกซ่อมรอยร้าวในช่วงฤดูฝน มักเจอปัญหาต้องซ่อมซ้ำหลายครั้งและเสียค่าใช้จ่ายเพิ่มขึ้นไปอีก นอกจากนี้ สภาพอุณหภูมิและความชื้นที่เปลี่ยนแปลงบ่อยในฤดูฝน ยังทำให้วัสดุก่อสร้างเกิดการยืดหดตัวสูง หากรอยร้าวถูกทิ้งไว้นาน แรงดันน้ำและอากาศในรอยร้าวเหล่านี้จะทำให้รอยแตกขยายใหญ่ขึ้น ซึ่งส่งผลเสียต่อความแข็งแรงโดยรวมของบ้าน สำหรับใครที่บ้านมีรอยร้าวอยู่ การตั้งงบเผื่อไว้เพื่อแก้ไขในช่วงหน้าร้อน ถือเป็นการลงทุนที่คุ้มค่า เพื่อป้องกันปัญหาที่ใหญ่กว่าในอนาคต การซ่อมแซมรอยร้าวตั้งแต่เนิ่นๆ ไม่เพียงแต่ช่วยรักษาความสวยงาม ยังช่วยยืดอายุโครงสร้างบ้านให้มั่นคงและปลอดภัยต่อสมาชิกในครอบครัวอีกด้วย
