Please review my financial position & budget

Looking for suggestions to fine-tune my finances as I become a homeowner this spring/summer 2024, and begin to plan for my aging parents.

BACKGROUND:

1. Unmarried and no children.

2. Credit score is excellent.

3. No debt except the new construction mortgage I will be signing later this year.

4. 155K salary includes 125K base & 30K bonus. Employment is secure.

5. Technology program manager with an undergraduate degree in IT, and MBA.
