In cities like New York, this behavior is evident in neighborhoods such as Nolita, Tribeca, and parts of Lower Manhattan. Rich residents use zoning laws to block tall buildings and new development projects, preserving the character of their neighborhoods but also keeping supply low. This restriction maximizes the rents they can collect, contributing to the city’s overall high housing prices. The consequences of these actions extend beyond just expensive rents; they limit affordable housing opportunities in areas where demand is highest. Meanwhile, less restrictive boroughs like Queens, Brooklyn, Staten Island, and the Bronx could offer more housing options with lower rents, but the zoning controls prevent dense housing developments there as well. Understanding rent-seeking behavior clarifies why some areas remain expensive and exclusive, despite the pressing need for affordable housing. This knowledge has helped me appreciate the complex interplay between economics, politics, and urban development that shapes our cities today.
