🔑 Collecting Your HDB Keys Soon? Here’s What to Prepare! 🏠✨

Finally getting your keys!! 🔑😭 Here are some things to prepare beforehand so your key collection day goes a little smoother.

🔥 1. Fire Insurance

I bought mine about 1 month before key collection.

Basic HDB fire insurance is only around $5+ for 5 years (depending on your flat type).

Just take note — basic fire insurance mainly covers the building/structure, not your renovation, furniture or belongings.

You can also consider getting home contents/home insurance for those. Not compulsory, but personally I think it’s worth considering!

⚡ 2. Set Up Your SP Utilities Account

I did this about 1 week before key collection.

You can arrange for your utilities to be activated around your key collection date. Don't panic if you're going straight to your new house after collecting your keys — there should still be temporary electricity/water available for a short period after key collection.

💰 3. Standby for Conservancy Charges

There may be conservancy/S&CC payment to settle depending on your estate.

Don’t worry too much about figuring it out beforehand — they’ll guide you on what needs to be paid and how to make payment.

🏦 4. CPF / Cash Payment

Be prepared to confirm how you want to pay for the flat — CPF, cash, or a combination of both, including how much each owner will be using.

Have your NRIC ready and make sure you know/check your current CPF balance too.

✍️ 5. Prepare to SIGN… A LOT 😂

There are quite a few documents to go through and sign.

Just read through, follow the officer’s instructions and ask if you’re unsure about anything.

And then…

🔑 COLLECT YOUR KEYS!!! 🏠😭❤️

After waiting for so long, this is probably the easiest part — walk out with that precious bag of keys and officially become a homeowner. 😂

📌 My tip: Start preparing these about 1 month before your appointment so you’re not scrambling during key collection week!

... Read moreCollecting your HDB keys marks a huge milestone in the journey of homeownership, and being well-prepared can really make the experience enjoyable rather than stressful. From my own experience, starting preparations about a month in advance was a game-changer. For instance, purchasing your fire insurance early not only complies with regulations but also gives you peace of mind, especially since basic coverage protects the building but not your personal belongings or renovations. I found it worthwhile to look into additional home contents insurance to cover items like furniture and appliances, which can be quite an investment. Setting up your SP Utilities account about a week before the key collection day simplifies things greatly. I scheduled activation close to the collection day, ensuring utilities kick in right when I move in. Temporary electricity and water are usually available immediately after you collect your keys, so there's no need to panic if you head straight to your new flat. It's also important to be ready for conservancy fees and service & conservancy charges (S&CC), which vary by estate. While these payments might seem confusing at first, your town council and HDB officers generally provide clear instructions and payment options—including AXS machines, internet banking, and even GIRO setups for convenient monthly deductions. Another critical aspect is knowing your payment method. Whether you’re using CPF, cash, or a combination, confirm the amounts each owner will contribute and check your CPF balances beforehand. Having your NRIC and Singpass ready speeds up verification, especially if you’re using CPF funds. Prepare for lots of paperwork, and don’t hesitate to ask questions if anything is unclear. The staff are usually helpful and guide you through signing numerous documents. Remember to dress comfortably, bring along essentials like a measuring tape, sunglasses, snacks, and a fully charged phone—these small conveniences make the day run more smoothly. Finally, having a support person with you can be a huge help. They can provide emotional support, keep you organized, and even take pictures of your new home! Collecting your keys is exciting but can be tiring, so being prepared helps you truly enjoy becoming a homeowner without unnecessary stress or rush.

Standard vs Prime HDB?
Standard vs Prime HDB — which one actually works better? A lot of people focus on location, price, or launch popularity when choosing a BTO. But there’s another factor many first-time buyers overlook: your timeline after collecting the keys. In this example, two couples apply for BTO at age 30.

I used to panic every time someone collected their keys or announced their wedding. It felt like everyone else was moving and I was just… standing still. But God reminded me that pace isn’t proof of purpose. My path was still unfolding even when it looked quiet.
