New Property Market Updates

𝟒𝟒𝟕 𝐧𝐨𝐧-𝐄𝐂 private homes were sold in May, which marks a 𝟕𝟏.𝟏% month-on-month decline in transactional volume.

The sole launch in May, Hudson Place Residences was the best-selling project, moving 64% of its total units and accounting for 46.8% of all private new homes sold in the month. Buyers continued to remain interested in RCR, with new RCR home sales making up a total of 74.5% of all primary market transactions.

Buyers remain selective yet confident in the face of uncertainty from geopolitical tensions. Singapore’s property market remains grounded in stable fundamentals and those with genuine housing needs are likely to continue purchasing.

... Read moreAs someone who closely follows Singapore's real estate trends and has engaged in property buying and selling over the years, I find the current market dynamics quite insightful for prospective buyers and investors alike. The 71.1% month-on-month drop in non-Executive Condominium private home sales during May 2026 might seem alarming at first glance, yet it reflects a more selective purchasing environment rather than diminished interest overall. One highlight of this period is the strong performance of Hudson Place Residences — the only launch in May — which sold 64% of its units, making up nearly half of all private new home sales. This clearly indicates that well-located and appealing projects still attract committed buyers who prioritize quality and value. Moreover, the Rest of Central Region (RCR) continues to dominate with 74.7% of new private homes sold, exemplifying buyers’ preference for areas that balance accessibility, amenities, and price. From personal experience attending showflat viewings and consulting with real estate agents, I’ve noticed buyer interest increasingly focused on developments offering good transport connectivity and community facilities. Geopolitical tensions worldwide create an atmosphere of uncertainty, but Singapore's property market remains supported by its sound fundamentals and strict regulatory safeguards. This environment reassures homebuyers with genuine needs, such as upgrading or first-time buying, to proceed confidently while investors might adopt more cautious, strategic timing. Looking ahead, several upcoming launches such as Lentor Garden Residences and Dunearn House could further diversify options in CCR and OCR areas. For buyers like myself, staying informed about these launches through comprehensive sales reports and market intelligence, like those provided by ERA, adds clear advantage in making timely decisions. With insights on sales volumes, region-specific performance, and price per square foot trends, individuals planning to buy or sell can better anticipate market behavior. Engaging with trusted real estate advisors who provide personalized guidance tailored to one’s financial capacity and lifestyle needs— as I’ve learned—is invaluable in navigating this evolving market successfully.
