We bought our first home 2 months ago and I still can’t believe it. It took several months, multiple offers and many times it felt like it wouldn’t happen!!
LA and OC real estate is competitive and we wanted a yard (bonus points for mature fruit trees). Most cases where we put offers in, there were 50+ others, most all cash so we felt like we were at a disadvantage not having equity from another home.
On top of the limited options in our price range and competition, interest rates were at an all time high. bur we knew we could refinance down the line.
I learned a lot throughout the process, like if we were serious about putting in an offer, we needed to be ready. For us, it was selling stocks, pulling out from 401k and having our credit scores as high as possible. When you find something you love, you need to act fast.
Our agent was a game changer. She worked hard for us and had great communication with sellers to get info on other offers, sellers needs, etc. There were def times we needed to be clearer with her if we weren’t fully aligned.
Her agency would send new listings daily that hit our requirements, although most of the time they were less than exciting. Until one caught my eye- it was an amazing location and the curb appeal was adorable. Just hitting the market that day.
Alex was out of town but I expressed our interest and that same day, our agent went to view it and facetimed us. It had all of our non-negotiables and was a great location.
We put an offer in thinking no way we would get it. And 2 days later, we got it. Before even seeing it! With Alex still gone, my mom and I went to see it and we got instant good energy, it was even better than expected. 7 Mature fruit trees!! Our home!!!
Our success was part luck and timing. The seller also
appreciated how communicative and professional our agent/lender were and that we were able to close quickly (10 days).
