🏠 Do not overlook the "home examination"!

Home buyers should not overlook "home inspection."

Because it's really important to live.

We checked the house and found several Deflects.

But that affects the use at all, for example,

❌ Pipe Compression Mortar → Slow Flow Shower Water

❌ Sheer tiles → Not full of plaster. Risk of trouble.

❌ The drain has no filter grating → Various debris may go down the pipe.

❌ The pole skim is not straight → The pole is crooked. Very obvious.

❌ Unsloped bathroom floor → slow drainage water, waterlogged

❌ Termites eat the floor of the stairs → This one is very shocking. 🥹

If we don't rush to transfer ownership,

Try to check the house before transferring.

Because now we still have the power to negotiate projects.

เมื่อเราตัดสินใจซื้อบ้านใหม่ การตรวจบ้านอย่างละเอียดถือเป็นขั้นตอนสำคัญที่ไม่ควรมองข้าม จากประสบการณ์ส่วนตัว ผมเคยพบปัญหาหลายอย่างที่เกิดจากการตรวจบ้านไม่ละเอียด เช่น น้ำฝักบัวไหลช้าเนื่องจากปูนอัดท่อเต็ม ท่อระบายน้ำไม่มีตะแกรงกรองทำให้เศษต่าง ๆ ลงท่อได้ง่าย และพื้นห้องน้ำที่ไม่มีการสโลปทำให้น้ำระบายช้าและมีน้ำขังอยู่เสมอ นอกจากนี้ยังมีปัญหาใหญ่ในเรื่องปลวกกินพื้นบันไดที่ผมไม่ทันสังเกตตอนรับบ้าน สิ่งที่ผมอยากเน้นย้ำคือ ถ้ายังไม่รีบโอนกรรมสิทธิ์ ให้ใช้ช่วงเวลาก่อนรับบ้านตรวจเช็คสภาพบ้านอย่างละเอียด เพราะในช่วงนี้เรายังมีสิทธิ์ต่อรองกับโครงการในการให้แก้ไขปัญหาต่าง ๆ เช่น การปูปูนใหม่ในพื้นที่กระเบื้องโปร่งหรือการปรับสกิมเสาให้ตรง เพื่อป้องกันปัญหาที่อาจต้องเสียเวลาและค่าใช้จ่ายในการซ่อมแซมหลังโอนบ้านไปแล้ว การเตรียมตัวให้พร้อมก่อนรับบ้านไม่เพียงทำให้เรามีความมั่นใจในการอยู่อาศัย แต่ยังช่วยปกป้องการลงทุนครั้งใหญ่ของเราให้คุ้มค่ามากที่สุด อย่าลืมว่าการตรวจบ้านที่ดีไม่ใช่เพียงแค่ดูดีที่ผิวเผิน แต่ต้องละเอียดรอบคอบถึงโครงสร้าง ระบบท่อ สิ่งปลูกสร้าง และสภาพแวดล้อมรอบบ้านด้วย เพราะสิ่งเหล่านี้จะส่งผลโดยตรงต่อความปลอดภัยและความสะดวกสบายในการใช้ชีวิตของเราในระยะยาว
