... Baca lagiMemiliki rumah adalah impian ramai, tetapi ramai terlupa bahawa pembelian rumah sebenarnya adalah permulaan perjalanan kewangan, bukan penghujungnya. Dari pengalaman saya sendiri sebagai pemilik rumah dan pembayar pinjaman, saya belajar betapa pentingnya pengurusan pinjaman yang bijak supaya kita bukan sekadar membayar ansuran bulanan, tetapi turut mengurangkan kos faedah dan menyelesaikan pinjaman lebih awal. Salah satu cara yang berkesan adalah dengan membayar lebih dari jumlah ansuran minimum. Contohnya, jika anda mampu tambah RM100 hingga RM500 sebulan, jumlah faedah yang dapat dijimatkan sangat besar dan tempoh pinjaman boleh dipendekkan sehingga beberapa tahun. Saya sendiri amalkan kaedah ini dan dapat melihat perubahan positif pada aliran tunai bulanan serta rasa lega kerana hutang semakin kecil. Selain itu, penggunaan pembayaran lump sum seperti bonus tahunan, wang simpanan atau dividen KWSP boleh mempercepatkan penyelesaian pinjaman. Saya pernah menggunakan bonus kerja untuk membuat pembayaran lump sum dan kesan penjimatan faedah memang ketara. Ini bukan sahaja mengurangkan tempoh pinjaman, malah memberi anda kebebasan kewangan lebih awal. Jangan lupa untuk sentiasa pantau pasaran kadar faedah dan peluang refinancing apabila kadar faedah pinjaman rumah turun. Saya pernah refinance pinjaman supaya dapat kadar faedah lebih rendah dan ansuran bulanan yang lebih ringan, lalu membantu mengurus perbelanjaan keluarga dengan lebih baik. Pinjaman fleksibel (flexi loan) pula membolehkan anda menyimpan wang lebihan dalam akaun pinjaman untuk mengurangkan faedah harian, tetapi pada masa sama wang tersebut masih boleh dikeluarkan bila perlu. Ini amat membantu terutama bagi mereka yang mempunyai pendapatan tidak tetap atau aliran tunai yang berubah-ubah. Yang penting, sentiasa ingat bahawa rumah anda bukan sahaja tempat tinggal tetapi aset berharga yang boleh digunakan sebagai alat membina kekayaan. Dengan perancangan kewangan yang betul dan pengurusan pinjaman bijak, rumah mampu menjadi pencetus kebebasan kewangan dan keselamatan masa depan keluarga. Usah tunggu lagi, mulakan langkah kecil hari ini seperti tambah bayaran ansuran atau buat pembayaran lump sum. Kesannya dirasakan dalam jangka masa panjang dan memberi ketenangan jiwa. Saya yakin, dengan pendekatan ini, anda juga boleh menikmati kehidupan lebih bebas tanpa beban hutang rumah yang berpanjangan.
