This is the liquidity gap nobody talks about when they sell you the pre-launch brochure.

A rising project average does not mean your specific unit has a buyer queue.

The new launch next door just opened with fresh incentives, better layouts, and show flats that smell like possibility. Your three-year-old unit now competes against shinier stock at similar prices. Buyers compare your lived-in finish against the new developer package. They calculate the difference in renovation cost and often pick the newer product.

Paper gains are only real when someone writes you a cheque. Until then, they are numbers on a screen.

Walk the surrounding blocks. Check recent launches. If developers are still marketing nearby units, your resale buyer is comparing you against fresh inventory, launch promotions, newer fittings, and showroom presentation.

2️⃣ Whether your layout still matches current buyer preference

Three years ago, open kitchens and compact bedrooms were acceptable. Today, work-from-home needs and family space requirements shifted. If your unit lacks a proper study nook or the second bedroom feels tight, your buyer pool may have shrunk even as prices rose.

3️⃣ The true timeline from listing to cash in hand

Most sellers budget six months. In a crowded micro-market, it can take twelve to eighteen months to find the right buyer at your desired price. If you need the proceeds to fund your next upgrade, that timeline mismatch becomes a real problem.

Here is where the gap hurts most.

You plan to sell this condo and upgrade to a larger unit. You budget based on the paper gain. But the sale drags. The replacement home you want sells to someone else. By the time you find a buyer, the market moved and you are chasing a moving target with less certainty than you planned.

The money from your sale also involves CPF refunds that go back into your own account, not immediate bank cash. The refunded principal plus accrued interest returns to your CPF OA if you are under fifty-five, or tops up your Retirement Account first if you are above. This money can generally support your next property subject to usage rules, but the timing of usable cash matters as much as the amount.

I underestimated how long it could take to sell, which impacted my timeline to purchase a replacement home. Having a cash buffer beyond expected gains is essential to avoid pressure in a slow market. In conclusion, while new launches can offer attractive paper gains, these gains become meaningful only when a buyer is ready to write a cheque. Buyers researching new condos should look beyond headline appreciation numbers and thoroughly assess resale demand, competitive supply, and buyer preferences to avoid being caught in the paper gain versus exit reality gap.
