Open house spread
Guys, I grew up building houses. Not contracting people to build houses. I physically my heart, sweat, blood, tears, and like all my time, into learning and building houses start to finish with my daddio.
I then went into real estate as a career or so I thought. I HATED it. I mean I HATED HATED HATED IT. I had learned quality, care, correctness, longevity, perfection, and so much with my father. Then when I became an agent for a firm, I was asked to lie to customers. I was threatened to be sued for the dumbest things like not showing a property enough even though I had showed it 5 times in a week and it was an hour away. I was asked to throw a blind eye. I was asked to pressure people into spending their HARD EARNED money in unwise ways. I was asked to compromise who I am.
And I said no.
There are times a real estate agent is necessary. But I’m here to tell you 80-90% of the time in residential real estate you really don’t need one. They are truly stealing your money. If you buy a house that sucks that an agent sold you, they are not held responsible, you are. Take the money you save and spend a fraction of it on inspections. You’re spending a boat load of money on a house do some basic research on the builder and specs of the home.
You’ve got this. You can do this.
I listed my home for sale by owner as a non agent (because I had since decided to not hold my license any longer) and I was working over the road 55+ hours a week and had plenty of other things going on like packing, marriage, being pregnant, dogs, church, community, you know, LIFE.
Put a sign in the yard, put an ad on Facebook, listed on Zillow, and held an open house. You think an agent would have made this nice spread? After knowing 100s of agents and going to their open houses I can tell you most certainly no, no they wouldn’t because it’s not their home, they don’t care like you do.
In today's real estate market, many homeowners are considering the For Sale By Owner (FSBO) option as a means to save on commissions while maintaining control over the sale process. FSBO allows sellers to market their properties directly, using online platforms such as Zillow and social media to reach potential buyers effectively. When hosting an open house, preparation is key. Ensure your home is clean, well-staged, and inviting. Creating eye-catching signage and utilizing social media can help drive traffic to your event. Additionally, having property information readily available and being prepared to answer questions will create a positive experience for visitors. It's also essential to consider the paperwork involved in selling a house. Various resources are available to help sellers navigate the legal requirements, including real estate web portals and guides that offer templated contracts. Engaging a real estate attorney for closing processes can also be a wise investment. By understanding the intricacies of selling your home without an agent, you can feel more empowered and confident in your decisions. Furthermore, staying informed about market conditions and pricing strategies will help ensure your home is competitively listed. Remember, the right approach can yield a successful sale without the need for agent intervention.
