Really? BTS stick condo = always worth it?

Every time I take a customer to see a condo, the most popular question I hear is:

"Are you addicted to BTS?" The voice of the question usually comes with a small smile, as if a project is on the bus, life and profit are half guaranteed.

But... seriously?

I remember clearly, a customer quickly bought a newly opened project on a famous station in the city. The only reason was, "BTS is worth it."

That day the room cost almost 8 million for 30 square meters.

At first, everything looked good - near the electric train, no need to queue, no need to allow travel time, but after two years, what I found was... the rental cost was only 22,000 baht per month, and Yield was less than 4%.

Ask if it's worth it?... Just the numbers reward everything.

Many projects compete for large facilities - long swimming pools, two-storey clear glass fitness, luxury lounges like hotels. It looks really luxurious. But the problem is... sometimes "It's just luxurious in pictures." When it's real, it's not practical. The central fee becomes a burden that is paid for free every month. My customers have been in love with it since the first day, but never thought that these "luxuries" become monthly "expenses" that have to be paid every year. The central fee is thousands of baht, biting the silent profit without knowing it. The pool is used for a long time = the cost that is actually paid every month.

The luxury part is not bad if it answers the real life problem.

The important thing is not to "make Alang" but to "make it available every day.

This case may sound strange, but it's true. The project is right next to the station.

But it's empty around - no office, no job source, no cafe, no college.

Finally, it turns out that there is BTS, it is true, but no one wants to rent it.

I'm not saying BTS condos are bad.

But to say that BTS is just one factor, not the final answer.

All you need to see is a real Demand, the potential of the location, and the price that hasn't swelled since day one.

I met a lot of customers who decided with "BTS alone" and regretted it later. The condo wasn't near or near BTS, but a long-term lifestyle and investment.

Rama 4 may not stick to BTS every alley, but it's full of real Demand:

The office that works every day, the newly opened Mixed-Use, the universities around here are the "Real-Rent" Demand, not the Demand that hopes from the MTR stop.
