Hiring a designer and a contractor is the same. What are the advantages and disadvantages?
Advantage
1. Fast and continuous operation
• The design and construction processes overlap (construction work can be started on the finished part). Do not wait for the completion of the entire construction model before starting to find a contractor. Make the project move forward faster.
• Liaise with one team to make decisions and resolutions quick. No documents must be sent back and forth between the two parties.
2. Budget control
• Set a budget in the first place. The team will design with the budget you set from the beginning, making the opportunity to "design beyond budget" less likely.
• Reduce the risk of extra costs because the design and construction costs are considered together in the first place, making the valuation more accurate than the separation of those responsible.
3. Smooth coordination
• Reduce conflicts between designers and contractors because they are the same team
• Responsibility is clear.
If there is any problem in the project, one company is entirely responsible. No fault is thrown around.
The downside
1. Lack of checks and balances
• There is no middleman for you, but as a team, quality checks may not be as rigorous as they should be, because they check their work.
• Lower bargaining power
Since you've been tied to this team since the design phase, it gives you less choice to compare prices or negotiate construction costs.
2. Must choose the team particularly well
You have to be very confident in the competence and ethics of the company, because they control both beauty, function and construction. If you get a bad job, the chances of finding a bad design and construction are higher.
