When we took the house, our backyard area was an open space of 6 × 2 meters, a bare plaster floor with pipes, a lid, and high walls around it.

The project gave me a horizontal water tank, which was placed against the back wall of the house. At first I didn't think anything because I saw another house with a horizontal window, which I didn't like to put like that, so I put it on a wall-mounted vertical line, and when it rained, the drainage didn't catch up. The floor started up moss until the floor was very slippery.
There was no kitchen budget at the time, so I used to use it temporarily by buying a tent to spread the dish for boiling noodles for a while, but in the end it took months. 😂 When it passed through the rain, the floor cried even more... and the moss stains were full. I can't wait.

So we drew a rough kitchen, sent it to the mechanic, and clearly divided the cooking and washing sides.

(แบบพื้นปูนเปลือย มีฝาท่อระบายน้ำ ผนังสูงล้อมรอบ และมีแท็งก์น้ำจากโครงการ) เผื่อช่วยให้วางแผนง่ายขึ้นและคุมงบได้ใกล้ 100,000 บาทมากขึ้นค่ะ 1) สำรวจปัญหาหน้างานก่อนคุยช่าง - เช็ก “ทางน้ำไหล” ตอนฝนตกจริง ๆ เลยค่ะ เพราะบางบ้านน้ำระบายไม่ทัน พื้นชื้นจนตะไคร่ขึ้นและลื่นมาก จุดนี้จะมีผลกับการตัดสินใจว่าจะต้องทำสโลปใหม่/ทำรางระบายน้ำเพิ่ม หรือย้ายตำแหน่งฝาท่อ - ถ่ายรูปเก็บทุกมุม โดยเฉพาะตำแหน่งฝาท่อ ท่อเดิม และแนวหน้าต่าง/ประตูหลังบ้าน เพื่อให้ช่างประเมินได้ตรง 2) วัดพื้นที่ให้ละเอียด (ช่วยลดงานแก้) พื้นที่ 6×2 ม. ดูเหมือนเล็ก แต่ถ้าแบ่งโซนดี ๆ จะใช้งานคุ้มมาก เราแนะนำให้วัด 3 อย่าง: ความกว้างจริงของทางเดิน, ระยะเปิดประตู, และตำแหน่งสิ่งที่ย้ายยาก (แท็งก์น้ำ/ท่อ/ฝาท่อ) 3) แยกโซน “ทำอาหาร” กับ “ซักล้าง” ให้ชัด จากประสบการณ์ การแยก 2 ฝั่งช่วยให้ครัวไม่รกและไม่เปียกตลอดเวลา - ฝั่งเคาน์เตอร์: เตรียมของ ทำอาหาร วางเตาแก๊ส + ที่วางของแห้ง - ฝั่งซักล้าง: อ่างล้างจาน เครื่องซักผ้า แท็งก์น้ำ และชั้นเก็บของเปียก ทริกคือเผื่อทางเดินกลางอย่างน้อย ~80–90 ซม. จะไม่อึดอัดเวลาใช้งานจริง 4) เรื่องแท็งก์น้ำ: วางยังไงให้ไม่เกะกะ หลายบ้านได้แท็งก์น้ำแนวนอนจากโครงการเหมือนกัน แนะนำคุยช่างเรื่อง “ตำแหน่งที่บังหน้าต่าง/ทางลม” และระยะเซอร์วิส (ต้องมีพื้นที่ให้ช่างเข้าดูแลได้) ถ้าจะย้ายแนวไปชิดกำแพง ควรเผื่อระยะท่อและจุดระบายน้ำไม่ให้ย้อนกลับมาทำพื้นแฉะ 5) เช็กลิสต์ถามช่างตอนประเมินราคา - รวมงานปรับสโลปพื้น/แก้ระบายน้ำไหม (สำคัญมากถ้ามีตะไคร่ลื่น) - ครอบฝาท่อไว้แบบเปิดตรวจได้หรือเปล่า (อย่าปิดทึบจนแก้ไขยาก) - งานหลังคา/รางน้ำฝนรวมไหม และน้ำทิ้งไปทางไหน - รายการวัสดุเคาน์เตอร์-ผนัง-พื้น ระบุยี่ห้อ/ความหนา เพื่อเทียบราคาได้จริง 6) ไอเดียคุมงบให้ใกล้ 100K ถ้างบจำกัด ให้จัดลำดับ “จำเป็นก่อน สวยทีหลัง” เช่น ทำพื้นให้ไม่ลื่นและระบายน้ำดี + หลังคากันฝนก่อน แล้วค่อยเพิ่มตู้แขวน/ชั้นวาง/งานตกแต่งทีหลัง จะใช้งานครัวได้ทันทีและไม่เจ็บตัวจากงานแก้ค่ะ หวังว่าทิปส์พวกนี้จะช่วยให้คนที่กำลังต่อเติมครัวหลังบ้านทาวน์โฮมตัดสินใจง่ายขึ้นนะคะ ถ้ามีแบบร่าง/สเก็ตช์คร่าว ๆ อยู่แล้ว เอาไปให้ช่างดูตั้งแต่แรก จะคุยกันรู้เรื่องและลดการบานปลายของงบได้มากจริง ๆ
