According to C9 Hotelworks' Asia Branded Residences Market Review 2026, which studies the market across 14 countries across Asia, the Thai market has a total of 205.3 billion baht, a growth of 13.3% over the previous year, with 13,124 launched units, 26% of all launched units in Asia, while the supply, including launched and under-developed projects, has 63 projects, including 13,947 units.

At a regional level, Asia's Branded Residences market has increased in total value to 1.3 trillion baht, or about 40 billion dollars. It has grown to 30.3% within a single year, with 50,025 units launched and a total supply of 64,581 units from 268 projects. There are also 18,545 units expected to be completed between 2026 and 2028, reflecting that the market is not growing from a short-term flow, but is expanding into a new structure of the Asian upper-level real estate market.

Although Vietnam still has the highest total market value in Asia, Thailand stands out for the depth of the Lakshuree market, with 30 Lakshuree-level Branded Residences projects, more than Vietnam with 18 projects and South Korea with 13 projects. Meanwhile, 48% of the projects in Thailand are in Lakshuree, accounting for about 2,353 units. This number makes Thailand not competitive alone, but is positioning itself as the center of residential products under the brand at the upper level of the region.

Thailand's growth is also due to its diversified market structure. Bangkok is the largest urban Branded Residences market in the country with 5,031 units, while Phuket has 3,465 units, and it is the largest resort market in Asia as measured by the number of units. It is followed by 3,017 Hua Hin units, 1,775 Pattaya units and 480 Koh Samui units. The overall supply of Thailand is distributed in 64% resort destinations and 36% urban markets. The product form is also 96% condominiums.

Another important sign is the growth of Standalone Branded Residences, or residential projects under brands that are not co-located with hotels. Thailand now has 3,008 units, 22% of the total supply. This is above the Asian average of 17% and about 72% of the units are in tourist cities and resort markets. This trend is opening up space for brands from other industries - design, fashion, automotive and lifestyle - to play more real estate roles, from where the market relies mainly on hotel brands.

Bill Barnett, Managing Director of C9 Hotelworks, sees Thailand as rising to become a prototype market for Branded Residences in Asia. The key strengths are the number of Lakshuree projects under development, the variety of project models, and the potential of Bangkok Phuket and tourism destinations. This gives brands and project developers the opportunity to create growth through multiple business models simultaneously.

However, growth also comes with more complex competition, because in a market where more global brands are coming in, "brand names" alone may no longer be sufficient. What buyers are considering in tandem are project management systems, quality of service, accommodation owner benefits, post-delivery asset care, connectivity to global accommodation and travel networks, including the developer's ability to turn Brand Equity into a living value and long-term property value.

"Housing under a brand," from putting a famous name on the project to creating a living system with standards, services, experience and value after purchase, may be the reason Thailand has moved from the tourist property market to one of Asia's most important Branded Residences hubs.
