Metal roofing can be durable, but that doesn't make every installation waterproof forever.
💦 Common problem areas include:
• Exposed fasteners and aging washers
• Improperly sealed seams
• Flashing and roof transitions
• Using panels on slopes they weren't designed for
We're removing this leaking metal roof section and replacing it with modified bitumen.
The best roofing material is the one that's right for the roof you're working on.
Having worked with metal roofing for several years, I've learned that even the most durable metals can develop leaks if certain installation and maintenance aspects are overlooked. One of the most frequent issues I've encountered is with exposed fasteners and aging washers. Over time, these can rust or loosen, creating small gaps that allow water to penetrate. Another challenge is improperly sealed seams. If the metal panels aren't joined using the correct sealing methods or materials, water can easily seep through, especially during heavy rains or snowmelt. Flashing and roof transitions are critical areas where different roof materials or angles meet. If these aren't properly installed or sealed, leaks are almost guaranteed. Additionally, using metal panels on roof slopes they weren't designed for can cause water to pool or flow incorrectly, accelerating leak formation. In one project, I had to remove a leaking section of metal roofing and replace it with a modified bitumen membrane, which offered better waterproofing for that particular roof design. From personal experience, the best approach is to choose roofing materials suited to the specific climate, roof design, and installation requirements. Regular inspections to check fasteners, seals, and flashings can catch problems early before they worsen. While metal roofs are often marketed for their longevity, their waterproof effectiveness depends heavily on quality installation and upkeep. This insight has helped me advise homeowners accurately and avoid costly repairs down the line.
