I thought house hunting was easy… I was wrong 😳

I thought the admin part was the hardest…

Turns out, house inspections were even more overwhelming 😳

In Singapore, renting usually means the agent or owner brings you to view the unit — calm, private, and straightforward.

In Melbourne?

My first inspection felt like lining up for a concert 🎫🏠

I had to queue just to “check in”, then roam the unit together with a crowd of other hopeful renters.

Pros 👍

• I got to eavesdrop on what others were checking for

• Learnt a LOT about renting (since I’ve never rented before)

Cons 👎

• Way too many people in one space

• Hard to visualise how the unit looks when empty

• Zero time to properly take it all in

Another reality check?

Listings vs real life = very different 😬

Some units looked far more rundown than the photos suggested.

After a few inspections, I had to face the truth:

My original budget of AUD $350–400/week wasn’t realistic anymore.

To get something actually livable (for a 30-year-old adult), I needed at least AUD $450/week 💸

And here’s the wild part —

I attended inspections with up to 50 other applicants.

Multiple inspections happen during the listing period, which means:

• You need to apply FAST ⚡

• You often have to offer ABOVE the listed rent

• And that’s on top of meeting all eligibility requirements

Inspections in Melbourne are no joke.

Competitive, overwhelming, and definitely something I wish I’d known before moving 🇦🇺

... Read moreWhen I first started looking for rental homes in Melbourne, I quickly realized that the process was nothing like my experience in Singapore. The queues at inspections were long, sometimes with 30 to 50 people, and it felt more like waiting for concert tickets than viewing a home. One key difference I noticed was how competitive the market is here. You don’t just get to apply — you often have to offer above the asking rent to stand a chance, which was a shock to my original budget. From chatting and observing during inspections, I picked up on what landlords and agents really focus on, like the property's condition and how quickly you can move. This helped me understand the importance of being prepared with all documentation and references ahead of time. Another tip is to adjust expectations on your budget. What seems affordable in listings isn't always what you get in reality, as some units appear more worn out than photos suggest. Being flexible with your budget allowed me to find a place that felt comfortable and livable. If you're new to Melbourne or the Australian rental market, I recommend attending multiple inspections early to learn the ropes and gauge the competition. Having a local friend give their perspective can be invaluable too. Ultimately, house hunting here taught me patience and the need to act quickly, with a clear understanding that it’s a competitive environment. By sharing my experience, I hope to help others avoid some of the surprises I faced and find their dream home more confidently.
