1. Deliver value. If you are willing to view a load of stinky properties that need work, manage the refurbs from start to finish, dealing with agents and solicitors along the way this could be valuable to someone who might not want to do these things but has cash to invest.

2. Solve a problem. If someone has a bunch of great investments working well already they might not be the ideal person to add value to. Find someone with cash that's not working hard enough for them right now ie boring savings account etc...
