i’ve rented in both singapore and australia, and can safely say that australia has so much BETTER protection for tenants!

growing up in singapore, i was used to the idea that if the landlord said something, that was pretty much the end of the discussion.

but renting in australia felt very different — landlords can't just keep your bond because they want to.

there are rules around inspections, rent increases and urgent repairs, and in victoria there are even minimum standards that rental properties have to meet before they're rented out.

the examples in this post are based on victoria because that's where i rented, but every state has its own tenancy laws, so always check the rules where you live.

i wish someone had explained all of this to me before i rented my first place in australia when i was on a working holiday visa, so hopefully this helps someone who's about to do the same.

One of the most important things I learned early on was that rent increases are regulated. Unlike in some places where landlords can raise rent at will, in Victoria, rent can generally only be increased once every 12 months and with proper written notice. This gave me peace of mind that my living costs would remain relatively stable and predictable. Another vital aspect is the handling of urgent repairs. In my first rental, the hot water heater stopped working, which was identified as an urgent repair. I was pleasantly surprised to find that landlords are obligated to fix such issues promptly. Should the landlord fail to act, tenants can organize repairs themselves within a legal cost limit and seek reimbursement. This policy ensures tenants are not left in difficult situations unnecessarily. Privacy is also respected under Australian tenancy laws. Landlords can't just show up without notice. I remember a time when my landlord gave me 24 hours’ written notice before an inspection; this was very different from my previous experiences abroad, and it helped me feel my home was respected. I also came to appreciate the minimum rental standards established by law. For example, rentals must have heating, curtains, hot and cold water, secure locks, and a working cooktop. This made sure I wasn’t renting a place that was substandard or unsafe, which can be common in less regulated markets. One confusing topic initially was the bond. In Australia, landlords can't simply withhold your bond without fair reason. Normal wear and tear—like faded paint or small carpet marks—is not considered damage. If disputes arise, tenants can apply to a tribunal like VCAT in Victoria to resolve bond disagreements fairly. Additionally, if you ever need to move out early, you can transfer your lease to another tenant, which has to be considered reasonably by the landlord. Overall, my renting journey in Australia has been positive thanks to the comprehensive tenant protections. For anyone moving here, especially on a working holiday visa, I highly recommend researching your state’s tenancy laws and knowing your rights to avoid surprises. Having this knowledge saved me stress and helped me manage my rental smoothly.
