My Home Buying Journey + Honest Tips

The process of buying your first home, especially at a young age, can be stressful and scary. Hopefully, some of these tips help you gain confidence through your process!

1. Get Pre-Approved Before Shopping

A pre-approval from a lender really strengthens your offer and helps you determine your budget. It also lets the seller know that you're a serious buyer.

2. Budget for More Than the Down Payment

Closing costs (typically 2–5% of the home price), plus moving costs, repairs, furniture, and ongoing maintenance can add up. Definitely avoid maxing out your budget just on the house itself.

3. Work With a Real Estate Agent You Trust

A buyer’s agent is free to you (paid by the seller) and will guide you through offers, inspections, and negotiations. Their expertise is crucial for first time buyers and takes a lot of the stress off your shoulders.

4. Use the Due Diligence Period Wisely

This time (usually a week or two) is your chance to fully investigate the home. Schedule inspections, review HOA rules, research zoning or flood zones, and negotiate repairs. You can walk away penalty free if you find something that is a dealbreaker for you during this time.

5. Stay in Touch With Your Loan Officer

Keep your loan officer updated throughout the process. Respond to document requests quickly and notify them of any changes to your job, finances, or credit. Smooth communication avoids last-minute delays or approval issues.

6. Don’t Let Emotions Drive the Deal

It’s easy to fall in love with a house, but stay realistic. Set a clear list of the things you want before you start, stick to your budget, and be ready to walk away if it doesn’t feel right, especially after inspections.

7. It's All Worth it Once you Have the Home you Love

It's easy to get overwhelmed during the process, but keep in mind that once you have a home that is all your own and you are decorating for Christmas or hosting guests, it is all worth it. Purchasing a home is a major accomplishment, so don't forget to feel proud of yourself!
