We did our homework before buying the house, and there are three options for us if we want to pay off the house in five years.
Alternative 1: Contract a "5-year loan" straight away.
• Annuities approximately 55,000-56,000 Baht / month
• Total interest throughout the contract ~ 315,000-360,000 Baht
Who fits?: Highly stable income / Acceptable with large annuities. Want to end debt as soon as possible
Alternative 2: 30-year loan, "but force yourself to finish in 5 years," ✅✅

🩷 the advantage is that the actual contract annuities are not very flexible, but we will add the principal every month + the bonus on the plan.

• 30-year contract annuities ~ 15,200 baht / month
• Actual monthly payment = 15,200 annuities + 30,000 additional po = 45,200 baht ✅

❗️ important trick ❗️
- When pouring, clearly indicate that "po cut the principal" is not a po in advance.
- Make an automatic Standing order to transfer "money" every month, reducing the chance of distraction very well.
Alternative 3: Do "Turbo Mode First 24 Months"
Accelerate the first two years of principal and see a significant reduction in interest in 3-5.
• Months 1-24: Pay Annuities 15,200 + Po 40,000
