จากประสบการณ์ส่วนตัว การเป็นเจ้าของบ้านที่ควบคุมงานก่อสร้างเองนั้นไม่ใช่เรื่องง่าย เพราะนอกจากจะต้องเข้าใจกระบวนการก่อสร้างแล้ว ยังต้องมีความรู้เรื่องกฎหมายและมาตรฐานที่เกี่ยวข้องอย่างละเอียด ซึ่งตามพระราชบัญญัติก่อสร้างและประกาศคณะกรรมการเรื่องสัญญาก่อสร้าง พ.ศ. 2559 ได้ระบุชัดว่าผู้ประกอบธุรกิจจำเป็นต้องดำเนินการก่อสร้างภายใต้มาตรฐานที่กำหนด และต้องได้รับอนุญาตจากเจ้าพนักงานที่เกี่ยวข้อง สิ่งนี้สะท้อนให้เห็นว่าผู้รับเหมาต้องเป็นผู้ที่มีความรู้และความสามารถตามวิชาชีพ ไม่สามารถปล่อยให้การก่อสร้างดำเนินไปแบบขาดมาตรฐานได้ หากเจ้าของบ้านเลือกที่จะควบคุมงานก่อสร้างเอง จะต้องมั่นใจว่าตนเองมีความเข้าใจในทุกขั้นตอนและมาตรฐานต่างๆ ที่ต้องปฏิบัติ ทั้งนี้ หากงานก่อสร้างเกิดปัญหา นอกจากผู้รับเหมาจะมีความรับผิดชอบตามกฎหมายแล้ว เจ้าของบ้านในฐานะผู้ควบคุมงานเองก็อาจถูกเรียกผิดตามกฎหมายได้เช่นกัน เพราะถือเป็นผู้ควบคุมงานดังกล่าว จากประสบการณ์ตรง ผมเคยพบปัญหาของเพื่อนที่ควบคุมงานก่อสร้างเองแต่ขาดความรู้เรื่องการตรวจสอบมาตรฐานและคุณภาพวัสดุก่อสร้าง จนทำให้บ้านเกิดความเสียหายภายหลังซ่อมแซมไม่คุ้มค่า เวลานี้จึงอยากแนะนำว่าเจ้าของบ้านควรปรึกษาผู้เชี่ยวชาญ หรือวิศวกรและสถาปนิก ถึงแม้บ้านจะไม่ต้องเข้าข่ายควบคุมทางวิชาชีพโดยตรง การมีคำแนะนำที่ถูกต้องจะช่วยลดความเสี่ยง ป้องกันความผิดพลาด และช่วยให้บ้านมั่นคงปลอดภัยมากขึ้น สรุปคือ ผู้ควบคุมงานก่อสร้างไม่ว่าจะเป็นผู้รับเหมา หรือเจ้าของบ้านเอง ต่างต้องปฏิบัติตามกฎหมายและมาตรฐานที่กำหนด หากจะควบคุมงานด้วยตนเองจึงควรศึกษาหาความรู้และพร้อมรับผิดชอบงานอย่างมืออาชีพ เพื่อให้ได้บ้านคุณภาพและป้องกันปัญหาที่อาจเกิดขึ้นในอนาคต
