Ever travelled somewhere you didn’t speak the language?

I’ve seen this countless times in Greece.

A tourist asks a question.

The local doesn’t understand.

So the tourist asks the same question again…

Only louder.

As if volume somehow creates understanding.

Sometimes I wonder if our industry does the same thing.

Seller asks:

“Why hasn’t my home sold?”

Our answer:

“Price.”

Next week…

Still no offer?

“Lower the price.”

Another week passes…

“Lower it again.”

Sometimes that’s exactly the right advice.

But sometimes we’re simply repeating the same answer louder instead of asking a better question.

Is the market rejecting the home?

Or are today’s buyers struggling to make a confident decision?

Those are two very different conversations.

This week wasn’t about convincing you that price doesn’t matter.

It was about reminding us that great listing agents don’t react—they diagnose.

Because leadership isn’t giving the fastest answer.

It’s giving the right one.

My experience is that this approach, while sometimes effective, can overlook deeper reasons why buyers hesitate. From what I've seen, not every unsold property is rejected solely because of its price. Sometimes the market challenges are subtle — perhaps buyers are unsure about the neighborhood's future developments, or maybe the home's presentation doesn’t resonate well in current market trends. In other cases, economic uncertainty or financing concerns can make buyers more cautious, causing delays even if the price is right. When I guide agents, I emphasize the importance of diagnosis before prescription. For example, analyzing feedback from showings can reveal if buyers commented on interior updates, curb appeal, or local amenities. Such insights allow agents to advise sellers on targeted improvements or marketing shifts rather than defaulting to price cuts. This mindful approach also helps maintain seller confidence and positions the agent as a trusted leader, not just a responder. After all, yelling "price" louder won’t create certainty for buyers any more than speaking louder helps two people who don’t share a language. Instead, understanding the buyer’s perspective and market dynamics helps craft the right strategy. In sum, successful real estate leadership means interpreting the true problem — whether it's pricing, marketing, timing, or buyer psychology — and addressing it thoughtfully. Diagnosing first and advising second can make all the difference in closing the sale with confidence for sellers and agents alike.
