Don't sign a condo if you're not Czech! 6 ways to see it before you get in
🧾 1. Czech the room condition is finer than when examined.
Don't think the new room is a complete room. Have to look again before you actually enter. Don't miss a single point.
- Open and close the doors, windows, locks.
- Try turning on the light - plug in - turn on the air - turn on the water (pressure + temperature test)

🚿 2. Water-fire system. You need to check it yourself.
* Turn on hot-cold water, see pressure, especially check leaks under sync, toilet and bidet.
* Turn on all lights at once, see if there is a band that is not on / if the light is flashing

> This point, the project often misses. Because sometimes it is caused by speeding up the transfer work.
* Stroking the wall looks smooth? Is there a crack / paint stain?
* Laminated wooden floors must not be noisy when walking.
* Ceiling without water stains / no bulging

🔑 4.Czech safety system
* Test the key card and door lock system well.
* Do the CCTV cameras in the hall / elevator work?
* Is there a Fire Alarm?

📦 5. Common areas and parking
* Go to the rush hours (morning-evening) and see how tight the traffic is.
* Does the pool, fitness, meeting room really work?
* Look at the number of units compared to many projects. "Not all talk."

📝 6. Transfer Document + Home Registration + Guarantee Contract
* Request to see material / equipment warranty documents (air, sanitary, etc.)
* Check the owner's name in the transfer document, match the contract.
* Write down the number of Niti + Maintenance.
If the project has a "room inspection service," it is recommended to hire-major service fee thousands, but save tens of thousands from solving work later. 😂😂 is really more comfortable.

เสริมจาก 6 ข้อหลัก เราอยากแชร์ “checklist ตรวจรับคอนโด” แบบละเอียดที่เราใช้จริงตอนตรวจรอบสุดท้ายก่อนเซ็นรับ/ก่อนเข้าอยู่ (ยิ่งถ้าเป็นห้องใหม่ อย่าคิดว่า 100% เสมอไปนะคะ) 1) เตรียมของไปตรวจให้พร้อม (ช่วยให้ไม่ลืม) - ไฟฉาย/โหมดแฟลชในมือถือ: ส่องหารอยโป๊ว รอยแตก คราบน้ำตามผนัง-ฝ้า - ที่ชาร์จ + ปลั๊กพ่วงเล็กๆ: เทสเต้ารับหลายจุด (บางจุดไฟเข้าแต่หลวม) - กระดาษทิชชู่/ทิชชู่เปียก: เช็ดดูคราบซึมและลองแตะตามขอบซิงค์/ขอบสุขภัณฑ์ - สติ๊กเกอร์โพสต์อิทหรือเทปกระดาษ: แปะจุด defect ให้ช่างเห็นชัด 2) เช็กประตู/หน้าต่างแบบ “ใช้งานจริง” - ลองปิดแล้วเขย่าดูว่ามีเสียง/โยกไหม และดูยางขอบประตูว่ามีช่องแสงหรือไม่ - หน้าต่างบานเลื่อนให้ลองเลื่อนสุดแล้วล็อกทุกบาน (บางห้องล็อกไม่เข้าร่อง) - ถ้ามีระเบียง ให้ดูธรณีประตูและขอบซิลิโคนว่าเรียบ ไม่มีรอยแยก (สำคัญช่วงฝน) 3) ระบบน้ำ: ไม่ใช่แค่เปิดไหล ต้องดู “รั่ว/ซึม/กลิ่น” - เปิดน้ำพร้อมกันหลายจุด (ครัว+ห้องน้ำ) ดูแรงดันตกไหม - ส่องใต้ซิงค์ ใต้ท่อน้ำทิ้ง และข้อต่อ ว่ามีหยดน้ำ/คราบเกลือขาวๆ หรือไม่ - กดชักโครก 3–5 ครั้ง ดูว่าน้ำเติมช้าไหม และมีน้ำซึมรอบฐานหรือเปล่า - เปิดฝักบัวแล้วดูทิศทางน้ำว่ากระจายปกติ ไม่รั่วตามเกลียว 4) ระบบไฟ/แอร์: เช็กเป็นลำดับเพื่อจับอาการ - เปิดไฟทุกดวงพร้อมกัน + ลองสวิตช์ทีละตัว (บางจุดสลับสวิตช์ผิด) - ลองเสียบปลั๊กด้วยที่ชาร์จจริงทุกมุม โดยเฉพาะหัวเตียง/เคาน์เตอร์ครัว - เปิดแอร์อย่างน้อย 10–15 นาที ดูว่ามีเสียงดังผิดปกติ น้ำหยด หรือไม่เย็น 5) ผนัง พื้น ฝ้า: จุดที่มักพลาดตอนเร่งส่งมอบ - ใช้ไฟฉายส่องเฉียงๆ จะเห็นคลื่นผนัง/รอยโป๊ว/สีไม่สม่ำเสมอชัดมาก - เดินช้าๆ ทั่วห้อง ฟังเสียงพื้นลามิเนต/กระเบื้อง (โปร่ง/เด้งคือเสี่ยง) - มองฝ้าเพดานหา “คราบน้ำ” หรือรอยปริ (โดยเฉพาะใกล้ห้องน้ำและแอร์) 6) เอกสารและการตามงาน (ทำให้เคลมง่าย) - ขอรายการรับประกันวัสดุ/อุปกรณ์ (เช่น แอร์ สุขภัณฑ์) และถามเงื่อนไขชัดๆ ว่าเริ่มนับวันไหน - ถ่ายรูปเลขห้อง/มิเตอร์น้ำ-ไฟ และจดช่องทางติดต่อฝ่ายนิติ/ช่าง พร้อมเวลาทำการ - ทำลิสต์ defect เป็นข้อๆ แล้วให้โครงการลงนัดแก้ไขเป็นลายลักษณ์อักษร ทริคส่วนตัวที่ช่วยได้มาก: ถ่าย “วิดีโอเดินรอบห้อง” ตั้งแต่หน้าประตูจนถึงระเบียงทุกมุม (เหมือนในภาพที่บอกเช็กให้ครบก่อนเซ็นรับ) แล้วซูมจุดที่มีปัญหาไว้เป็นหลักฐาน เวลาแจ้งงานจะคุยง่ายขึ้นค่ะ ถ้าเป็นมือใหม่และไม่มั่นใจ แนะนำให้จ้างบริการตรวจห้องอีกแรงก็ได้จริงๆ ค่าบริการหลักพันแต่ช่วยกันพลาดจุดใหญ่ๆ ได้เยอะ โดยเฉพาะเรื่องรั่วซึมและงานพื้น/ฝ้า
