New launch luxury condo in Melbourne!

My affinity to Australia and Melbourne now extends to my real estate career as I enrol as a core team to market and sell Australia and New Zealand properties.

Having lived and worked in Australia, based out of Melbourne, I joined the #ausalumnisg as an associate member to network and find link minded friends with the common affinity to Australia.

When the opportunity was offered to me to join the core team, I did not hesitate.

The picture shows a new addition to the Melbourne skyline in a few short years. The Atlas Melbourne by SP Setia is just one of the projects that I will be marketing.

#hmu so my team and I can share with you why it is a good time to consider investing in properties in Melbourne and Perth, especially more so if you have children that are heading to university in either city in the 3 years time.

I cover all aspects related to residential, industrial and commercial properties in Singapore and with this, I now spread my coverage to Australia and New Zealand. Watch this space!

... Read moreWhen considering a luxury condo purchase, it's important to evaluate several factors beyond aesthetics and location. Safety-conscious families will want to assess building security features and neighborhood safety thoroughly. Additionally, first-time home buyers should pay attention to the potential for future value appreciation, ensuring the property is a sound investment. For real estate investors and luxury renovators, Atlas Melbourne offers an appealing prospect due to its prime location in a vibrant city known for steady growth. Proximity to reputed universities in Melbourne means parents can secure homes for their children while potentially benefiting from rental income. Investing in a property with modern amenities, sustainable design, and reliable transport links enhances comfort and resale value. If you’re weighing choices, also consider the building’s management reputation, accessibility to healthcare, and community facilities—key priorities for many families. Having lived and worked in Melbourne, I understand the unique nuances of the local market and the preferences luxury home buyers prioritize. Whether you’re an investor seeking long-term gains or a family wanting a secure, comfortable living space, these condos are worth exploring. Don’t hesitate to connect with someone experienced who can guide you through the process and help tailor options to your specific needs and lifestyle.

Buy new launch, rent while it builds, sell after SSD. Worth the risk?
The rentvesting play sounds clever. Buy a new launch condo. Rent a $3K/month place while it builds over 3 years. Move in at completion. Sell once the exit tax clears. Pocket the gain. I ran the numbers on a $1.5M new launch — first property, no ABSD. very very conservative $1.5M can just about
