What should I prepare for the first purchase of land?🧐

The first land purchase may seem big and daunting, but if we divide it into simple steps, you can own the land confidently and safely.

Here are five easy-to-understand land trading steps from the start of the search to the date of the deed of possession.

1.Choose land and check validity (most important!)

Before you pay the deposit, let's play a detective for safety.

Look at the real place: Do not look at the pictures, see the location around the public entrance-exit, whether it is flooded or not, and whether there is a light pole / water supply pipe.

Request a copy of the deed (front-back): To check to the Land Office whether this piece of land is mortgaged, who owns the true title, and what kind of deed (recommended as a red garuda or a 4-year-old who can legally transfer ownership).

Czech city plan: check what color space the land over there is. Can build the houses or structures we need?

2. Contract to buy, sell and deposit

Once the price is agreed, a written contract document must be made to lock this piece of land.

Contract to buy and sell: In the contract, the details must be clear, such as how much is the full price, how much is the deposit, what day is the rest paid, and who issues the fees and taxes on the transfer (usually half or whichever is agreed).

Deposit Drop: Pay the deposit as agreed, and keep proof of remittance or receipt well.

3. Prepare money and documents (transfer period)

Before the transfer date at the Land Office, prepare these:

For buyer (cash purchase case):

Real ID card

The real household register.

Name change leaf-surname /

Marriage certificate or divorce certificate (if applicable)

The rest of the land money: It is recommended to make a Cashier's Cheque for safety, with the bank ordering the name "seller" to meet the deed, and now transfer the money to the account of the owner of the same name after the deed.

4. Ownership Transfer Day at Land Office

Buyers and sellers will meet at the land office in the area where the land is located.

File: Officers will review the documents and calculate the cost of the transfer (fees, income tax, stamp duty / specific business tax).

Pay and sign the document: When the officer finishes preparing the document, you hand over the cashier's check to the seller, and both parties sign the document in front of the officer.

Pay fees: Bring a payment order to pay various fees and taxes at the financial counter.

5. Get transfer and check neatness

When everything is done, the officer will print your name as the new "proprietor" on the back of the title deed.

Check the deed: Czech name-surname, cursive, and land details on the deed to be correct.

If you buy cash, you will take the real deed home immediately.

Additional advice for novices: On the day of transfer, you should reach the Land Office early (opening period) because the queue may be long and you should prepare cash reserves for a small fee.
