How I Bought My First Home 🏡 ✨

I used to think buying a home was a far-off dream—something that only happened after years of saving or earning a six-figure salary. But in 2024, I turned that dream into a reality. Not only did I buy my first home, but I did it in a way that set me up for the future, and I’m here to tell you: it’s possible for you too.

Why I Chose to Buy Instead of Rent

For me, homeownership wasn’t just about having a place to live—it was about building a foundation. Renting felt like giving my money away to build someone else’s wealth. I wanted to invest in something that would benefit my family in the long run.

One of my biggest goals is to create a real estate portfolio, generating passive income while giving my son a lasting gift—one of my homes. That’s the kind of legacy I want to leave behind.

My Motivation: Generational Wealth

This wasn’t just about me. Owning a home was a step toward generational wealth. I wanted my son to see that it’s possible to break barriers, create stability, and make smart financial decisions. This home isn’t just mine—it’s part of a legacy that starts here.

What I Wanted in a Home

I wasn’t looking for perfection. I wanted a solid starter home—one that checked all the boxes for me and my family:

• Structurally sound: I needed a home that was built to last.

• 3 bedrooms, 2 bathrooms: Space was important, but I didn’t need anything excessive.

• Safe neighborhood: Peace of mind was non-negotiable.

• No HOA and no flood zone: Simplicity and security mattered most.

This was my first home, but I treated the process like I was laying the foundation for my future.

Taking the Leap: Preparing Financially

After a promotion at work, I felt ready. I didn’t have years of savings tucked away like so many home-buying stories you hear. Instead, I saved as much as I could over a few months.

Here’s what worked for me:

1. I got preapproved for a mortgage, which gave me a clear understanding of my budget.

2. I continued saving and kept my finances organized while searching for a home.

3. I stayed disciplined, knowing this investment was worth every sacrifice.

When I learned about Rural Development (RD), everything started to fall into place. This program allowed me to buy a home without a down payment. The only catch? The home had to be in a rural area. I found the perfect town just an hour from my hometown and began the process.

The Home Search: Why It Was Personal

I’d always wanted to own a home, but my motivation became crystal clear after I got engaged. My fiancé already owns a home, and I realized I wanted something in my name. This wasn’t about independence—it was about security. Life is unpredictable, and I wanted to know that I’d always have a place to call mine, no matter what.

In January 2024, I was preapproved. By March 2024, I had the keys to my first home.

Lessons from the Process

Buying a home is an emotional rollercoaster, but here’s what I learned:

• Preapproval isn’t a guarantee. The mortgage underwriter will dive deep into your finances, so stay prepared.

• Unexpected costs add up. Inspections, appraisals, and closing costs caught me off guard. Even with RD, I needed to bring $3,050.78 to closing.

• Organization is everything. I gathered years of tax forms, pay stubs, and bank statements. The more prepared you are, the smoother the process will be.

One thing I wish I’d known? Homeowners insurance is based on the square footage and materials used to build the home. Even if a larger house fits your budget upfront, the ongoing insurance costs might be much higher than you expect. For example:

• A 2,000 sq ft home will likely cost more to insure than a 1,500 sq ft home because it’s bigger and would cost more to repair or replace in case of damage.

• Homes with brick exteriors or newer roofs often have lower insurance rates because they’re more durable and less likely to suffer damage from weather events.

• Adding safety features like security systems or smoke detectors can earn you discounts, sometimes up to 10%.

It’s not just about the purchase price—these details can make a huge difference in your monthly expenses and help you avoid financial surprises after moving in.

What I’d Do Differently

If I could do it all over again, I would’ve started saving much earlier. I had years to prepare, but I didn’t take advantage of that time. Even small, consistent savings can make a huge impact when you’re ready to buy.

Why I Love My Home

Owning a home has changed my life. Here’s why:

• It’s mine. There’s nothing like the pride of knowing you built this for yourself and your family.

• It feels safe. I’m no longer worried about rent increases or unstable living situations.

• It’s within my means. I can decorate, create memories, and truly enjoy my space without feeling financially stretched.

Every time I walk through the door, I’m reminded of what’s possible when you stay focused and committed to your goals.
