We made PARTIAL PREPAYMENT to our home mortgage 💩

Hear me out.

Instead of having a 25-30 years mortgage loan, why not prepay it early and not stress about it thereafter?

This is exactly what happened to us.

We made partial payments to our home mortgage loans whenever we could to reduce our debts.

Here’s why ⬇️

1️⃣ bulk of monthly installments goes to paying interest

If you didn’t do the math, you won’t realise how much goes to paying off interest 🙀

It’s ridiculous 🫢

2️⃣ Do not want a lock in

We wanted the flexibility of being able to sell our home and making early prepayments whenever we have spare cash.

If we have a lock in, there would usually be penalities for these actions.

3️⃣ Peace of mind

We intend to live a simple life not dictated by money woes. Since this is our only debt, making intentional prepayments help clear our mind and put us in a favourable spot when we are older and give us more flexibility in our career choices.

... Read moreMaking partial prepayments toward your home mortgage can be a smart financial strategy, especially if you want to cut down on long-term interest payments. From personal experience, even small extra payments reduce the principal substantially, which means subsequent interest costs decline. This method allowed us to chip away at our mortgage faster without the pressure of a long-term lock-in period that could restrict our choices or lead to penalties. We valued having the option to sell or refinance our home if needed, which partial prepayment flexibility provided. Another benefit we found was the emotional relief of seeing our debt shrink with each prepayment. It removed a significant source of financial stress, letting us focus on other life goals. Plus, with less debt, we anticipate more career freedom in the future because we won’t be tied down by hefty loan repayments. It’s also worth noting that reviewing the mortgage breakdown carefully helps to understand how interest accumulates, which can be a motivator for prepaying. If you are thinking about partial prepayment, it’s important to check your mortgage terms for any fees or lock-in restrictions. Some lenders charge penalties for early payments, but we purposely chose one without these to keep our options open. This choice aligns with our goal of living simply and managing finances proactively. Overall, our journey shows that even partial prepayments can significantly improve your financial outlook and peace of mind.
