It’s not on changes, it’s not on mistakes, it’s not even on high labor/material costs.

It’s on poor planning.

If you’re jumping into any home renovation, small or big, here’s a few quick planning steps you can take to make it way less painless AND save yourself a lot of time and money:

1. Go shopping. Seriously. Pick out every single thing you could possibly need for the project before you start. If you’re redoing your bathroom — either have your designer give you a full spec book that calls out every single fixture and finish or go down the line with your contractor and figure out what needs to get picked out.

That way you’re not picking stuff on the fly or waiting for backorders (that one’s a big calendar killer, and lost time equals lost money in renovations).

2. Once you have your stuff chosen, don’t stop. Actually buy it as soon as you can.

It’s better to store it for a few months and not need it than it is to wait for it once you do.

Also, having everything in hand makes layout and install so much easier...which saves time and money.

Pro note: a lot of supply houses will store your fixtures for you. They’re used to it.

3. Put together a schedule. Sure, like budgets, they’re wrong the second you make them. But even a bad schedule is better than no schedule.

It gives everyone something to aim at, but most importantly it gives you and your builder the same expectation.

That smooths a lot of bumps before they happen. And smooth roads are way less expensive to maintain than bumpy ones.

These are so simple, but so many builders skip them and say “I’ve been doing this for 20 years, could do it in my sleep”.

That’s fine...but we all sleep better (and save $$$) with a good plan in place.
