After going to see many of the houses that were attached to the Department, we went to see the real place (outside) and attended the property auction, but eventually we decided to buy the house in another way.
The main reason is that when we look at real places, there are still people living, but we are not callous enough, if people do not move out, then we have to take legal action to get a house.
We also looked at two hands houses in poor condition, but many more interesting locations because they were meant to rebuild, but they didn't find anything pleasant.
So we ended up finding empty land and building a new house on it.
After nearly two years of searching for homes throughout Bangkok, we finally got a pleasant "allotment land."
But than to get it, we have to go and see both morning and night what the surroundings / neighbors / lighting / safety / cleanliness and everything that can be observed are like.
When you're sure, contact the village authority to send a notice to the real landowner and have an appointment to talk to each other (in case there's a number on the land, you can contact directly).
After agreeing to buy, sell this land. There are several important steps that should be reviewed and taken to ensure that the land can be legally purchased, viz.
🔺 review the status of land allocations.
• Check land allocation permits
It must ensure that the Land Allotment Scheme is duly authorized in accordance with the Land Allotment Act 2000 from the Land Allotment Board.
🔺 check the land deed.
✔️ Deed Detail (Front)
Type of deed (garuda color):
Red Garuda (Ms. 4)
The title is complete, trading, transferring, mortgaging.
Green Garuda (M.A. 3)
Is a profiteering certificate with aerial photography, trading, transferring, mortgaging.
• The deed number / land number / survey page must be correct and match the actual land location.
• The first landowner's name will appear in front of the deed.
(The name of the current owner will be viewed from the back)
• Check the size of the land (Rai-Jobs-Sq.) if it meets the deal.
• The map showing the land plot must match the reality and must measure the distance against the land pin.
✔️ Check of the Registered Table of Contents (Behind the Deed)
• Name of current owner
Lets see the latest list of whether the vendor / allocator name actually owns the land.
• Audit land obligations
Whether the land is mortgaged to the bank or has any other servitude, such as the land must be the entrance and exit of another plot.
🔺 verification with the Lands Department is the most reliable way.
Is to take the deed to "check the land office" in the area where the land is located and apply for inspection.
(By taking the deed number to the officer to check against the manuscript kept by the Land Office)
Or "self-check" through an online system to see the location, plots, and preliminary details of the land.
* Every proof of payment should be kept and the name of the seller / payee shall be verified to match the deed.
